Our Founder was the senior project manager on one of the tallest buildings in the world and has worked on over ten high-rise schemes around the world in Australia, the UK and the Middle East. He has also advised on high-rise construction in Korea, Indonesia and China.

Knowing where to focus attention and what aspects of the scheme to interrogate makes all the difference. Our staff ran an exercise which saved a high-rise client over $150m and two years on programme.

Build it faster and safer

Is your design overly complex? Will it take too long to build? Is it tall or supertall? We understand the complexities of dynamic loading and exterior moment frames. After 30-40 storeys, structural systems are different and go beyond what most Australian builders have experienced. Taller buildings can become too congested with structure and basements so complex it takes over a year to get out of the ground.

Stakeholder engagement

High-rise projects of scale combine mixed uses and functions, requiring a broad spectrum of skills to manage diverse issues at the executive level. Engagement with key trade specialists is an obvious skill. However, particularly strong engagement is needed with anchor tenants and their specific requirements, as well as local authorities, utility providers, interest groups and the public.

Site set-up & tower crane planning

We can plan your site logistics, determine your tower crane selection/layout and develop your logistics plan. The strategy will be coordinated by our team, collaborating with suppliers in the local market. This includes site boundary protection; temporary service; vehicular and pedestrian entry/exit; vertical and horizontal movement of operatives and materials; installation of builder's lifts and phased conversion to final lift cars. We will also determine the building close out, swinging stages and crane dismantling strategy.

Early enabling works, basement, dig & concrete raft

Secant walls, diaphragm walls and de-watering are all a precursor to one of the biggest concrete pours you will ever do in your life. Planning and scheduling for works up to and including the raft pour are vital and always on your critical path. Large raft pours can be planned hour-by-hour, complete with truck waiting, unloading bays and site circulation.

Core & trailing decks

Your build strategy should thoroughly study the best core solution. Our founder has built cores with traditional formwork, slipforms and jumpforms using over one hundred hydraulic rams to lift your core system to great heights. We can build a strategy for your trailing decks, be it a third, fourth or fifth trailing deck solution. Trailing decks and be used for detailed finishing of shaft walls, to install lift rails, facilitate permanent stair connections and major MEP riser installations. On certain towers with exterior cores, even the façade can be erected from trailing decks. Good materials handling is critical and a fire fighting strategy is of paramount importance.

Concrete, structural steel, columns & climbing screens

We have extensive experience of post tensioned concrete slabs as well as steel frame, steel deck with studs and CFT concrete filled tubes with connections. Columns can be formed traditionally, with or without kickers, ‘poured up’ independently, or down with the slabs. There is even a self climbing system for perimeter columns to facilitate construction on tall and super tall buildings. Screens are an industry standard and need to be tailored and procured to suit.

Bathroom pods

We have procured over 600 bathrooms from overseas, completely finished with porcelain, vanities, mirrors, shower screens, baths, tiles and tapware. These can be skated onto each slab of the tower on landing platforms and positioned as required ready for final fit-off on the riser side. These are usually waterproof wrapped with a temporary locked door arrangement for high security. The bathrooms remain locked and protected from damage and use by site operatives. The wrap can be removed later during the fitout and the door lock can stay in place right up until pre-handover procedure.

Façade & BMU

We have managed some of the biggest façade projects in the country first hand and have dealt with façade companies in Europe, China and Australia. This service includes design management and with particular focus on key aspects such as air leakage, dynamic and pressure testing, and of course thermal, acoustic and rain shedding performance. Avoiding the need for scaffolds and using unitised façades is a speciality of our firm. We can coordinate the façade package to ensure logistics to significantly reduce tower crane use and erect independently of the tower crane altogether on some projects. We also have experience of concrete pre-cast, tilt-up and insulated sandwich wall panel systems. We are experienced at scoping façade packages and have also procured permanent BMU’s from outside Australia to facilitate final building finishing and cleaning.

Mechanical, electrical, plumbing

Temporary services and wild air need phasing out with careful planning of plant rooms and associated plant installation. Specific focus on plant rooms will complement reticulation works and final fitoff. Commissioning and heavy lifts can be coordinated and completed well before fitout advances. Strategies on transformer failure and replacement should be determined upfront. Advanced riser and pump facilities and stair pressurisation systems will aid in fire and life safety system readiness for incident management and preparedness during construction.

Fitout strategy, risk capture, phased handovers.

Our staff have worked on construction projects with over three thousand rooms to be finished and closed out. Capturing risks by early inspection and sign off regimes for the first rooms on the first floors are paramount. Strategies around waterproofing wet areas and liabilities are critical. Detailing, workmanship and inspections if well thought through can arrest error repetition and costly mistakes. This dovetails into an overall completion strategy, where floors are handed over in phases following which, entry is by permit only.
